Edges, joints, and transitions are detailed by hand, then runoff is directed away from landscaping and storm drains.

Concrete and pavers stay damp here far longer than they look, especially on the shaded side of the house and under overhangs, so organic growth returns quickly. Well-fed irrigation leaves iron staining on light concrete, and coastal properties see efflorescence — that white haze — surface on pavers after heavy rain. Tree litter from ficus, oak, and palm leaves tannin stains that need pre-treatment rather than force.
Questions
Not with the right technique. Joint sand is lost when pressure is too high or the wand is held too close. We clean at an angle and distance that lifts growth while leaving the joints intact, and we tell you if the field already needs re-sanding.
Fresh spotting usually responds well to pre-treatment. Old oil that has soaked deep into porous concrete may lighten significantly rather than disappear, and we will say so before starting.
